X.0 Easements.
X.1 The Association reserves the right to grant and reserve easements, rights-of-way and licenses over and through any Common Area, including without limitation, for water, sewer, drainage, gas, electricity, telephone, television cable or other telecommunications service, whether public or private, or for any other purpose necessary or desirable for the benefit of adjoining real estate. The Association may assess grantees under this section fees as set by the Board of Directors
